The Cabinet of Bridgend County Borough Council will meet next week to discuss plans designed to bring the regeneration of Porthcawl’s waterfront area a step closer.
The council took action in late 2017 to remove a development deadlock on vacant land at Salt Lake in order to take control and make it available for residential, leisure, retail and commercial use.
Cabinet members will now be asked to consider proposals for marketing part of the Salt Lake site, which also features a mix of open space, car parking and active travel routes, for the development of a new food store to support the town.
Money generated from this development, which will occupy just over two acres on the northern portion of the Salt Lake site including the area known locally as the Green, will be reinvested into infrastructure improvements and further stages of the town’s regeneration plans.
Planning guidelines have been produced to support the marketing of the site and ensure that the new food store will remain a high-quality development which complements other regeneration efforts in the town. To ensure that the store fits in seamlessly with businesses in John Street, a Section 106 agreement will be factored in to provide clear links, sightlines and pedestrian access between the two sites.
The Cabinet report also outlines details on how the council intends to acquire other land needed for future phases of the regeneration. While the council remains the principal owner for most of this, negotiations are underway with the owners of several smaller pockets of unoccupied land located within the Coney Beach and Sand Bay areas. All options will be considered as part of the process up to and including compulsory purchase, in order to deliver the regeneration for residents of Porthcawl.
The Cabinet will discuss the report at 3pm on Tuesday 15 September.
